Annual Running Costs Tenerife

Annual running costs are much less than in the UK. The following is an example of what you can expect to pay (approximately)  for a typical 2 bedroom property.

Urbanisation Fees £300 approx

Summa /Rates £180

Property Tax £180

Insurance £150

Utilities (water / electricity) £150 – £250 per annum depending on consumption

Fiscal Representation £100

Regular payments for water and electricity can be paid by direct debit from your bank account. All other payments are yearly; these can also be paid by direct debit.

Community fees are paid to the ‘community of owners’ on the complex or urbanisation where your property is. This payment is to ensure all communal areas like the pool, pathways and gardens are kept clean, clear and maintained

The only properties that would not have to pay this fee would be individual private villas.
